In fact, it consists of 2 sheets:

  • Initially, information about the residential premises itself is indicated, as well as its unique number and the date of execution of the document.
  • Then, on the second page, the detailed plan is described. In this drawing you can see not only the area of ​​each room, but also the height of the ceilings, as well as the number of the apartment or house.

It also contains information regarding the inventory value and the material from which the walls are made.

Each sheet must be numbered. The sheets must be stamped and signed by officials of the Cadastral Registration Authority.

Where and how to get a cadastral passport for a house in 2020?

Attention! Since January 2020, in connection with the entry into force of the Federal Law dated July 13, 2015 N 218-FZ, amendments have been made to various legislative acts.

Now cadastral passports will not be issued. Extracts from the Unified State Register of Real Estate will replace them.

The extract forms are approved by Order of the Ministry of Economic Development of Russia dated June 20, 2016 N 378.

Previously, in order to obtain a cadastral passport, it was necessary to contact Rosreestr, a multifunctional center or the cadastral chamber.

Procedure and step-by-step instructions for issuing an extract

According to the law, a cadastral passport could be issued to any person who had the grounds and authority to do so. The extract is prepared in the same way.

To obtain a cadastral plan for a house or an unfinished construction project, you should:

  • Visit the Cadastral Registration Authority. If this procedure is being carried out for the first time and the real estate has not yet been assigned an individual number, then you will not have to pay for it. A certain fee is charged only when a person needs to make some adjustments to the technical specifications.
  • Take your title and passport with you so that Rossreestr employees can verify your rights.
  • Write an application according to the standard template, in which you indicate your request to register the property with the cadastral register. You can even complete this procedure online by filling out the “Public Services” form on the website.
  • Wait approximately 20 days. During this time, the Cadastral Registration Authority must consider the application and carry out some measurements, as well as an assessment of the property.

Only after this the property owner will be able to receive an extract from the Unified State Register.

What houses is it registered for?

The cadastral passport is issued for:

  • apartment house;
  • part of the house;
  • individual construction;
  • private construction in SNT;
  • emergency house;
  • unfinished construction project;
  • newly built house;
  • private property in the village;
  • building after reconstruction.

Where can I get it?

When making technical changes, drawing up or replacing a document, you should contact the following services:

  • Rosreestr or cadastral chamber (in person or by filling out an application on the website);
  • official portal of State Services;
  • Multifunctional Center.

Both the owner and his authorized representative, including the tenant, can apply for a cadastral passport.

Documents to be received

The person must prepare for submission to the responsible person:

  • application of the established form;
  • updated site survey plan;
  • certificate confirming the right of ownership of real estate;
  • a photocopy of the applicant's passport;
  • receipt of payment of state duty;
  • a notarized power of attorney, if the extract is expected to be received not by the owner of the house, but by an authorized person.

It is worth noting that since 2020, the procedure for obtaining this document for real estate has been significantly simplified. Price for registration services

A paper document is more expensive than an electronic one.

The fees for providing information contained in the Unified State Register of Real Estate are established by Order of the Ministry of Economic Development of Russia dated May 10, 2016 No. 291.

The specified regulatory legal act introduced new tariffs (effective from January 2020):

  • For individuals, a paper document will cost 750 rubles, an electronic one - 300 rubles;
  • For organizations, the extract costs from 900 rubles.

Production and receipt times

You can receive a cadastral extract in three working days if a complete package of documents has been submitted to the Cadastral Registration Authority. If the document is issued through the MFC, then two more working days are added to this period.

To pick up the document you will definitely need a citizen’s passport. Otherwise, it will not be handed over to you.

Validity periods

The document is unlimited. However, the information in the statement quickly loses its relevance. Therefore, the “fresh” the document, the more likely it is that there will be no further problems when completing real estate transactions.

For example: since the garage is an inseparable part of the land plot on which it is located, you need to obtain a cadastral passport for both the garage and the land plot separately. This is only necessary if you are planning to carry out a transaction to alienate the garage.
