Where is the cadastral number of the apartment written? The cadastral number is written in the certificate of ownership, cadastral and technical passport for the description. Currently, the certificates have been replaced with an extract from the Unified State Register of Real Estate, which contains cadastral information for the apartment. The number is assigned by specialists of the registration authority, that is, Rosreestr. The engineering service collects the necessary data, encrypts it with certain codes and compiles a number for the entire existence and registration of the apartment.

The number has a specific format, each group of numbers reflects certain information about the object:

  • the first part AA indicates the accounting region;
  • the second part of the BB indicates the registration area;
  • the third part of the CC is the cadastral array, DDDD denotes the accounting quarter;
  • the fourth part of the EEE is the direct cadastral number of the accounting object.

It is possible to consistently determine the location of an object relative to the coordinate system and accounting on a federal scale.

Living space number according to the cadastre: what does it look like, how is it written? This number is not issued randomly, but has a specific structure , consisting of four groups of numbers separated by colons (example: 47:14:1203001:145). 2. The second set of numbers, BB, indicates the corresponding region (that is, the administrative district within the region).
  3. In the third group, CC stands for the array , and DDDD stands for the quarter in that array.
  4. The fourth block, EEE, is the inventory number of the premises itself, which is issued to it upon registration with Rosreestr.

Cadastral number: what is it and why?

Also, if the property has been assigned a registration number, its plan (scheme) can be viewed in the public domain on the same Rosreestr website. In case of controversial issues, when the owner does not have a cadastral plan with him or when the owner refuses to present it to the other party, you can look at the map of the property yourself. The plan (diagram) indicates all the boundaries of the site and legally located buildings.

As already mentioned, the cadastral number for each land plot, house, building, non-residential premises, other real estate, regardless of type, size and purpose, is unique and cannot be repeated. The formed plot is subject to registration with the Rosreestr authorities, after which it becomes a full-fledged independent real estate object. Since 2020, in the Russian Federation, information about such property must be entered into the Unified State Register of Real Estate (USRN). Registration can be carried out simultaneously with the registration of rights to the plot, and the new owner will immediately establish rights to the land by assigning a unique number to the plot.

Find out the cadastral value by cadastral number

To carry out any actions regarding real estate, it is necessary to obtain an electronic or written extract from the Unified State Register of Real Estate, which will contain the necessary details of the official document and the body that provided the information. We find out apartment owners via the Internet by cadastral number

Ktotam.pro wins unconditionally, but the paradox is that it receives official information from Rosreestr itself (therefore, extracts from it also have official and reliable information). Most likely, Ktotam.pro receives information, processes it and provides it in the form of an extract faster, or maybe employees simply perform their duties better. We once received a statement after 7 hours and support wrote to us that the Rosreestr servers were overloaded. This happens rarely and usually in such cases the statement is sent within a maximum of 24 hours.

See for yourself : 1) Go to the page “Reference information on real estate objects online; 2) Select the “Cadastral number” checkbox; 3) Enter the cadastral number of the apartment and click on the “Generate request” button at the bottom; 5) On the page that opens, click on the apartment address. 6) The page that opens will display background information about the apartment from the Unified State Register of Real Estate. As you can see, there is no information about the owners publicly available on the Rosreestr website. And so with any real estate. For example, we entered the cadastral number of the apartment “77:03:0004007:7157” and this is the reference information we received from the Unified State Register of Real Estate. The owners of the apartment are not shown and we explain why below.

Cadastral number of the apartment, how many digits example

The algorithm of actions is as follows:

  1. Follow the link to the Rosreestr portal.
  2. Next, go down a little lower and click on “Reference information on real estate objects Online.”
  3. We fill in the fields in the “Address” section indicated by the arrows in the screenshot below and get the cadastral number for the apartment address:
  4. The CN you were looking for will appear (in the yellow frame in the screenshot). For more detailed information, you can click on your address (in the red frame in the screenshot):

Electronic information is provided for public information purposes only. It has no legal force. If you need an official document, you should contact the MFC in person.

Thus, checking the cadastral number of an apartment via the Internet will be difficult.

It is noteworthy that the structure of the cadastral number of a real estate property always assumes the first digits in the amount of 2 pieces. They completely coincide with the number of the region where the land plot or building is located.

These signs are completely identical to those indicated on vehicles registered in a particular county.

  • So, how to decipher the cadastral number of a land plot or any other real estate?
  • Since land is transferred from the federal balance to the municipal one, all land masses in a given region are accounted for under a single code corresponding to the region number.
  • These two digits do not change, corresponding to the code of the land balance holder.
  • Twelve digits is the standard into which real estate in small regions located in central Russia fits.
  • The East, North-Eastern zone of the country, the middle and northern Urals are distinguished by large cities, in which not only vast land masses, but also numerous buildings that require registration and accounting.

Accordingly, the cipher here is much more complex and has more characters in the third and fourth sectors. Numbers are also arranged in groups, separated by colons, allowing spaces.

The same can be said about such major centers of federal significance as Moscow and St. Petersburg.

With its help you can get a lot of information about what a particular real estate property is.

In this article we will consider the following questions: what is it, what does an individual number look like and how is it read. By what rules is it assigned to an object? And also where to go to get it if the apartment is not yet registered in the Unified State Register of Real Estate.

  • What it is?
  • What does it look like?
  • Could there be not one, but two?
  • What can you understand from the numbers?
  • Is it possible to find out by address?

  • How to get it?
  • Conclusion

What it is?

By law, any real estate in Russia, from a room in a communal apartment to a huge plot of land, is subject to registration.

For example, in the Starooskolsky district of the Belgorod region, codes 05 (for the territory of the district and rural settlements in it) and 06 (for the territory of the city of Stary Oskol) are used simultaneously - despite the fact that both the city and the district there are a single municipal entity with one administration .

  • The next six digits indicate sequentially the zone (in our example - 33), the array (44) and the quarter (55). These terms denote units of cadastral division: the massif is included in the zone and is divided into quarters.
  • The next two digits after the colon (in our example - 66) indicate a specific plot of land within the quarter.
  • Finally, the numbers “77” in the above example will indicate a specific object (building) on the site, and “88” will indicate a room inside this building (apartment, office, etc.).

Apartment cadastral number: what does it look like, how is it written? This number is not issued randomly, but has a certain structure.

Information about the cadastral registration of the property is entered into the Unified State Register of Real Estate (USRN).

The cadastral number is:

  • The result of registering the property with the state;
  • Code for storing all information about a plot of land, apartment, private house:
  • Owners of the property:
  • For now;
  • Former owners;
  • Boundaries of plots and area of the object:
  • As of now;
  • Previously (if changes were made);
  • Encumbrance established in relation to the object, and so on.

The cadastral number is not sequential, but logically structured. The structure of the code has a decoding.

Graphically, such a code looks like a combination of Arabic numerals, between which there are colons.

Each property in the Russian Federation has its own unique number assigned by the cadastral chamber.

Cadastral passport

The state keeps records of any real estate, and cadastral numbers allow you to quickly obtain information about the location of the property: county, district, quarter and exact address.

The real estate number in the cadastral chamber is formed after the construction or division of the plot. Owners independently contact the cadastral chamber to assign or change the object number.

The format of the cadastral number of a real estate property is from 10 to 16 digits, separated by colons (the presence of dots as a separator of numbers makes the cadastral number and accompanying documents invalid), as shown in the example.

As a result, the cadastral value should now be close to the market value of housing.

Housing tax

Using KN, you can calculate the amount of tax that the owner must pay for his apartment. The tax amount as of 2020 is 0.1% of the cadastral value of the property.

Real estate assessment under the new rules in 2020 has not yet been completed. However, the further you go, the greater the likelihood that the accrual will be made at a price determined based on the market value, and not the technical condition of the apartment. As a result of such actions, the authorities plan to increase the amount of fees charged, thereby replenishing the budget.

We must also remember that tax regulations provide for certain deductions. For example, after privatization, owners may not pay for 10 square meters. m.

Their absence will avoid problems in the future.

  • You can see the location of the apartment on a map and better imagine your surroundings.
  • In the future, real estate tax will be calculated based on the cadastral value (read about how to challenge the cadastral value), and not the inventory value, so you can roughly imagine it.

Why do you need an apartment cadastral number?

To carry out a purchase and sale transaction, real estate must be registered. This means that the need to obtain it has already appeared among property owners. How do you find out if you even have a cadastral number for a house or other property? In other words, is the property registered?

Typically the following information is needed:

  1. when you need to get a duplicate of lost documents;
  2. when searching for information about a property on your own through the Rosreestr website;
  3. if necessary, register the apartment;
  4. privatize your property;
  5. before purchasing a property to find out how accurate the information provided by the seller is.

Each registered apartment has a unique combination of numbers. They change extremely rarely.

This is possible if the owner has carried out redevelopment, as well as when the apartment has changed significantly:

  • several residential premises are combined;
  • one dwelling is divided;
  • The number of storeys of the house changes.

There are cases when housing ceases to exist as a real estate property. Then he is removed from the register. All actions (change or cancellation of the number) are carried out at the request of the owner.

What is the cadastral number of a property

The cadastral number has the property of uniqueness and is applicable for the following real estate objects:

  • Land;
  • Residential buildings;
  • Apartments in residential buildings;
  • Non-residential building and others.

The uniqueness of a number should be understood as the impossibility of its repetition in relation to other registered objects.

The number that was assigned by the registration authority cannot be changed or assigned to another property in the event of the destruction of the previous one.

The body responsible for maintaining the real estate cadastre is Rosreestr. Information about the cadastral registration of the property is entered into the Unified State Register of Real Estate (USRN).

The cadastral number is:

  • The result of registering the property with the state;
  • Code for storing all information about a plot of land, apartment, private house:
  • Owners of the property:
  • For now;
  • Former owners;
  • Boundaries of plots and area of the object:
  • As of now;
  • Previously (if changes were made);
  • Encumbrance established in relation to the object, and so on.

The cadastral number is not sequential, but logically structured. The structure of the code has a decoding.

Graphically, such a code looks like a combination of Arabic numerals, between which there are colons. There is no other format for the cadastral number.

What is the difference between a cadastral number and a conditional number?

How to get a cadastral number of a land plot, read here.

The cadastral number looks like this: 11:16:0889632:224 , where:

11 – number of the region where the property is located;

16 – area in which the property is located;

0889632 – territorial quarter;

224 is the object code itself. It is this that is established once from the moment of entering registration information until the liquidation of the object, after which it is still retained by it.

The register code is very convenient to use, for example, if a citizen wants to see on the Cadastral Map what the property of interest looks like.

Assigning a cadastral number is a mandatory procedure in the process of registering ownership of real estate: from an apartment to a large private house with a plot of land.

If you do not assign a cadastral number to an object, it will be impossible to confirm ownership of it and subsequently realize the object: sell, donate, exchange, or include in a will.

If an apartment that is not registered with the Cadastral Chamber has been redeveloped, then such actions are illegal, and the persons who actually own the apartment may suffer significant material losses.

The cadastral number assigned in the prescribed manner is entered into two main documents for the object:

  • Technical plan of the facility;
  • Cadastral passport of the object. It is this document that contains detailed information about the characteristics of a house, apartment, plot of land, apartment building, etc. The absence of a cadastral passport makes it impossible to exercise ownership rights in terms of alienation of the property, as well as its management (redevelopment and major repairs).

Why do you need a cadastral number of a land plot?

In addition to the identification load, the cadastral number carries other important information:

  • information about postal and cadastral address;
  • the size of the land plot and the presence of boundaries with adjacent territories;
  • the size of the market and cadastral value of the plot.

Boundaries of the site by cadastral number from satellite.

Read about the cadastral value based on the cadastral number of land plots here.

For information on the cadastral value of a land plot, see the link:

The transformation of land plots, as well as transactions for their alienation, is carried out only after the land is registered with the cadastre service. In addition, having information about the cadastral and postal address, you can find out information about the number of the land plot.

Having in hand documents prepared without information about registration with the cadastral authority, you will not be able to carry out transactions for the alienation of real estate. However, in accordance with the norms of land legislation, the availability of these documents by the owner will be sufficient to prove his right to own the land.

When registering real estate transactions, it is necessary to provide documents confirming the completion of cadastral registration.

Without cadastral data, you have no legal basis to carry out the following actions with the land plot:

  • acquire or sell;
  • register inheritance of land plot;
  • redistribute land territories (merge existing adjacent lands, divide the plot into several parts);
  • donate a plot of land;
  • draw up a lease agreement.

In addition, all property transactions related to the alienation of a capital structure also have the right to be carried out only after cadastral registration of the land plot on which the building is located.

If a land plot is transformed and ceases to exist in its original form, all information containing cadastral information is transferred to the archive. The process of registering and assigning a cadastral number to the newly formed plot is carried out anew.

Cadastral number structure

The structure of the cadastral number is uniform, logically determined and potentially informative, because if the code is entered correctly on the Rosreestr website in the appropriate section, the user of the system will receive all the information of interest: the location of the object and its type, a list of owners, etc.

Uniform rules apply to the formation of the code, which exclude the possibility of entering erroneous information, as well as the emergence of a situation where different real estate objects have the same registration code.

When a property is first registered for cadastral registration, it is assigned a cadastral number. If there is a need to make adjustments to an existing cadastre record, the number can also be updated.

Cadastral number: definition

The concept of cadastral number and cadastral registration is contained in 218-FZ “On State Registration of Real Estate” of 2020. The cadastral number is understood as a unique number of a land plot assigned to it in the process of cadastral and technical registration. Each digital block in the number carries certain information.

According to the legislation of the Russian Federation, absolutely all land plots must be registered in the cadastral register and they must be assigned a unique number. The procedure for assigning a number must be completed at Rosreestr. It involves submitting a certain set of documents and an application for registering the land.

During the registration of a plot, it is not only assigned a unique number, but also information about the plot is entered into a unified register. It contains information about the owners of the site, its area, boundaries, category and purpose, changes, etc.

Without a cadastral number, it is impossible to legalize ownership of a land plot and perform legally significant actions with it: sell, donate, bequeath real estate, etc. All such actions will be contrary to the law.

Using the cadastral number, you can find out a wide range of information about the plot: where it is located, who is its owner, what is the cadastral value of the plot, etc.

When the owner changes, the cadastral number of the plot does not change. Even if an object has been removed from the cadastral register, the number assigned to it will not transfer to another site.

Currently, the cadastral number is registered in an extract from the Unified State Register of Real Estate, which since 2020 has replaced the certificate of ownership of the plot, as well as the cadastral passport. You can find out the cadastral number from these documents, or find it on the public cadastral map.
