We decide on a developer
How to choose an apartment in a new building if the primary market is literally flooded with a large number of tempting offers? Developers are trying to attract buyers by offering them reduced housing prices. Banks also encourage the purchase of apartments. They offer the population to become the owner of primary housing by issuing mortgage loans, periodically reducing interest rates on them.
How to choose an apartment to buy in a new building? First of all, you will need to review the list of construction companies. You need to choose the one that you could trust with the funds intended for the purchase of a home.
When choosing the most reliable construction company, you need to familiarize yourself with the following:
- constituent documentation of the company;
- availability of permission for the construction of multi-storey buildings;
- information about the construction company from its partners, lenders and other clients;
- information about the source of funding for the work.
All information about the company must be posted on its official website. Here you can also clarify the legal address of the developer. Office locations and contacts are located on the websites. Having specified the basic information about the company, you can easily check its location in the register of legal entities, as well as obtain information about its management.
Anyone who is wondering how to choose the right apartment in a new building, but does not understand the constituent documents, is recommended to seek legal help.
Information about the company
What documents need to be reviewed to obtain the necessary information about the developer? Their list includes:
- Charter This document contains detailed information about what powers are vested in the company's general director, its director, and the chief accountant. It also contains information about the founders of the company and their responsibility for the obligations undertaken by the developer. When studying the charter, it is important to pay attention to who has the right to first sign documents relating to the sale of apartments.
- Minutes with information on the appointment of the director. From this document it is necessary to glean information about who has the authority of a manager and whether this employee is given the right to sign shared construction agreements.
- Certificate confirming the company's tax registration.
- An extract from the register of legal entities, in which you can see the selected developer.
- Auditor's report on the company's performance over the past year.
Let's start the engine
Start the engine, and with the ignition on, look at which sensors with lights have worked and which have not. Also check the condition of the engine on the dashboard: the battery charging and oil pressure indicators should go out. Then warm up the engine to operating temperature. Let someone sit behind the wheel and sharply squeeze the gas to the end. And at this moment you bring a light-colored fabric to the exhaust pipe. If oil stains appear on the fabric, then the engine has a malfunction.
You can also check the condition of the engine using exhaust gases. We press the gas pedal and see what color the smoke comes out. If it has a pale gray color, then everything is in order. If black or blue smoke comes out, this means that the engine has problems. Black smoke indicates a breakdown in the fuel supply system. And blue smoke indicates oil entering the combustion chamber. In addition, the smoke may have a white color, which indicates that antifreeze is also burning along with the fuel. But this shouldn’t happen. Please note that in frosty and rainy weather you should not rely on these criteria.
Listen to the noise of the running motor. It should idle steadily with little vibration. Inspect the oil filler neck. If gas comes from under it, this indicates that the piston rings need to be replaced, or that the crankcase ventilation is impaired. If you hear a knocking sound when the engine is running, this indicates a serious breakdown. The water flow in the radiator should be smooth (at idle speed). And when you press the gas sharply, the liquid should not go beyond the filler neck. Otherwise, this indicates that the system is clogged.
Mandatory documents
What needs to be done before choosing an apartment in a new building?
It is recommended to check that the company has a house design that has been approved by the architects, as well as documents confirming the right to build on the allocated plot of land.
Sometimes developers offer buyers to enter into shared construction agreements before receiving project documentation and relevant decisions. You shouldn't agree to this. Concluding a contract at such an early stage is a very risky undertaking, because there is always a high probability that the company will be denied the documents necessary for construction. This may be done for reasons beyond the control of the developer.
Selecting an area
How to choose the right apartment in a new building? Once the buyer has decided on one, or perhaps several developers at once, he can begin to select for himself the area in which he plans to live. The most common mistake many people make is that they choose to stay close to where they currently live. Of course, this is quite easy to explain. Indeed, in this case, buyers are attracted by the fact that they know their area very well. However, this is not at all the main thing when choosing housing. It is much more important to pay attention to the parameters of the house itself, the materials and technology of its construction, the convenience of the apartment layout, and the type of heating.
It is necessary to consider the improvement of the local area and places intended for public use. In addition, when thinking about the question of how to choose an apartment in a new building, you need to consider the following indicators:
- The proximity of the house to the most important places. Housing should be located close to work, social facilities, highways, and relatives. When choosing an apartment in a new building, you will need to analyze how much time each family member will need to spend to get to school or work.
- Located in close proximity to factories and factories. These enterprises, as a rule, poison the air with harmful emissions. If there are no green spaces in new microdistricts, the air in their territories will be polluted and hazardous to health. It is also worth considering the danger posed by radioactive waste.
- Flows of vehicles. With the continuous movement of cars, the neighborhood will be filled with constant noise. And car exhaust gases pollute the air quite a lot. In addition, the constant flow of traffic increases the danger for pedestrians crossing the street.
- Availability of public transport routes. Anyone who does not travel in their own car will need to assess the situation that develops near a new building during rush hours.
- Availability of paid and free parking near the house. This point is also considered very important, because in the absence of free parking, the family will have to increase their monthly car maintenance costs.
- Location nearby entertainment facilities. Such establishments are preferred by certain groups of the population. And in the case where there is a palace of culture or a club where youth discos are held not far from the house, its work will create certain inconvenience for the residents.
Taking into account all the above points, you can understand that before choosing an apartment in a new building, you need to go to each of the pre-selected areas and get acquainted with it. After all the pros and cons of each territory are considered, it will be possible to choose the most acceptable option.
Primary housing
Functionality of the apartment. Before buying an apartment you like, it is better to take its plan and try to draw the furniture arrangement to scale, observing the necessary passages and the actual dimensions of the objects being drawn. Sometimes a person uses the concept of “square meters” - and this is often misleading, because it turns out that it is impossible to arrange everything planned in a room, despite the footage.
A simple example: a bedroom of 18 square meters is quite a good area. But it may turn out that three out of four walls are occupied by either a window, or a door, or something else - and it will be problematic to place any furniture near them.
Or, let’s say you have an apartment with a total area of 110 square meters and you want to make a kitchen, living room, dining room, bedroom, children’s room and two bathrooms. But in fact, it may turn out that it is impossible to make two bedrooms: in a room with three windows, four rooms will not work.
A competent plan with furniture arrangement is 51% of successful renovation.
Possibility of redevelopment. Almost all housing in Belarus is rented without finishing - with plastered walls, floor screed and partitions between rooms, which rarely remain untouched. As a rule, during the renovation process these partitions are removed - and then you have to pay for dismantling, garbage removal and approval of a new layout, which takes a lot of effort and time.
In addition, not every redevelopment is possible. In some cases, during the redevelopment process, the square meters of the bathroom are increased not at the expense of corridors or other non-residential premises, but to the detriment of the living space; this is unlikely to be agreed upon.
There are many nuances that sometimes even officials can interpret differently. Therefore, it is better to turn to professionals (at least for recommendations) to avoid mistakes.
Glazing quality. One of the important and expensive components in finishing an apartment is external glazing. Before buying, you need to look at how well it is made, because replacement can cost a considerable amount.
Wall material. It often happens that when choosing an apartment, potential buyers enter a “new building” when there are no neighbors yet, so the room is quiet and nice. They buy a home, make repairs, and move in. And a year later, neighbors appear on the right and left - and it becomes clear that audibility is excellent.
Therefore, the issue of sound insulation is now very relevant. Moreover, it is best to add an additional layer of sound insulation not only in your apartment, but also to agree on the same with your neighbors. Otherwise, soundproofing on your part will save your neighbor to a greater extent from your noise, and you to a lesser extent from his conversations on the phone or a working TV.
Ventilation. As a rule, air exchange in our apartments occurs due to natural ventilation. There are ventilation ducts in “dirty” rooms - in the kitchen, in bathrooms, which are supposed to remove exhaust air from the premises. However, the question of how fresh air will enter the apartment has not yet been thought through, except from an open window.
Previously, when everyone had wooden window frames, the air in the rooms was constantly changing. And now plastic windows with good seals make a “thermos” out of an apartment. Because of this, accordingly, neither the ventilation in the bathroom nor the hood in the kitchen works, which, with the windows closed, will not work correctly at any power. It's the same as trying to suck air out of a glass bottle.
Therefore, before buying an apartment, it is better to check whether natural ventilation works. To do this, you must open the window slightly, take a sheet of paper or a lighter, bring it to the ventilation duct and see if there is draft. If not, you can ask the developer a question.
Possibility of further development of the area. Sometimes the decisive factor when buying an apartment is the view from the window - for example, of a forest or a river. And the person thinks: “I’ll live here, drink tea on the balcony in the evenings and admire the beauty.” And a year and a half later, between your house and this forest, an eighteen-story building, a ten-entrance monstrosity, grows up, completely blocking any views. Accordingly, both the cost of the apartment and the purpose of the purchase are neutralized by this.
Therefore, before signing an agreement, from a simple philistine point of view, look at whether construction is possible nearby, because any free spaces in Minsk are now being actively developed.
External inspection of the house
How to choose an apartment in a new building? After the buyer decides on the area in which he will be most comfortable living, he must begin to consider the house itself. First of all, you will need to decide on the stage of its construction. Of course, the easiest way is to choose a house that is almost ready for commissioning, because you can inspect it from the outside.
During such an assessment, it is recommended to pay attention to the integrity of the entire structure. There should be no cracks or visible distortions. If visible defects are found, the purchase should be abandoned.
What's inside?
How to choose an apartment in a new building and what to pay attention to if satisfactory results were obtained during an external inspection? In this case, it is worth inspecting the building from the inside. Having already entered the entrance, it is recommended to evaluate:
- ceiling height;
- absence of cracks on all surfaces;
- availability of elevators (passenger and freight);
- width of the flight of stairs;
- convenience of entrance layout;
- number of apartments available on the floor;
- insulation of the house;
- compliance with the standards according to which utility networks (electricity and ventilation) were laid.
The future newcomer is also recommended to walk along the entrance, imagining how he will walk here every day. It is also important to evaluate the possibility of delivering large items and equipment to the apartment. This will be quite difficult to do in the absence of a freight elevator, as well as with narrow flights of stairs. All this will create big problems at the time of moving.
When inspecting the floors, you should clarify the number of apartments on the landing. The most optimal number is from 3 to 4. With more neighbors, the new resident will not be very comfortable.
What to look for when buying a used car

Auto
Not everyone can afford to buy a car ex-showroom, so you have to look at used vehicles. Of course, when buying a car that is not new, you should be prepared for the fact that its condition will not be ideal. But this does not mean that you need to participate in dubious transactions and agree to any option! So what should you look for when buying a used car?
5 shared
1. Documentation.
Ideally, it would be nice to immediately find out the VIN code number, which can be used to identify the car in electronic databases. You can contact the traffic police in order to find out whether the car has been stolen, whether there are fines or arrests on it. You need to be very careful about selling a car by proxy - perhaps the real owner has no idea what is happening.
2. Seller behavior.
A conscientious seller, who has nothing to hide, will honestly and openly tell you about the condition of the car, help with the inspection and tell a lot of stories about it. If the seller is in a hurry, nervous, and pushes the purchase too hard, then most likely not everything is going smoothly with the car and you need to sell it before the potential buyer notices the catch.
3. Cost of the car.
Free cheese can only be found in a mousetrap, so if a car in almost perfect condition is given away for the price of a scooter, then this is a reason to think. Of course, situations are different, and perhaps the seller really needs to sell the car as quickly as possible. But to do this, you can reduce the price by 10% below the market price, and not several times.
4. Mileage.
On average, a car travels 5-10 thousand kilometers a year, so if you buy a car manufactured in 2000 with a mileage of 15,000 km, you can say with confidence that the speedometer readings do not correspond to the truth. You also need to be wary if the mileage is too high - most likely the car was in a taxi, and its condition may leave much to be desired.
5. Technical inspection.
The most important point when buying a car, because no matter how attractive the price and appearance are, you should not purchase it if serious problems are identified - in the future it will cost nerves and money. It’s better not to waste money and take the car to a service station, where it will be checked according to all the rules. Or you can invite a specialist to inspect your car, who will see possible obvious or hidden problems and announce the cost of eliminating them.
6. Test Drive.
You definitely need to check how the car behaves in motion. When starting, the motor should start working without any extraneous sounds. While driving, you need to try to accelerate and brake several times - different situations may arise on the road and the car should not stall.
7. Formalities.
If you are happy with the car, then you can try to reduce the price a little, but don’t be too impudent. Find out what the seller will leave from the additional equipment, agree on the date of the transaction. It is quite normal if the seller requires a deposit, but this should be a purely symbolic amount, and not half the cost of the car. But even in this case, you need to require a receipt.

Wall material
How to choose an apartment to buy in a new building and what to look for? One of the most common misconceptions about the comfort of housing, which dates back to the Soviet years, is that it is preferable to live in a brick house. However, at present such a statement is far from reality. The fact is that traditional houses built from sand-lime brick are inferior in sound insulation and heat supply to modern frame-monolithic buildings. Moreover, this difference sometimes reaches 3-4 times.
How to choose an apartment in a new building? Experts recommend paying attention to monolithic frame houses, the external walls of which are made of gas silicate autoclaved blocks or hollow ceramic bricks, which have an additional layer of insulation with a thickness of 100 to 150 mm. This design retains heat 5-6 times better than brick, and 1.5-2 times more efficient than traditional panels.
How to choose a good apartment in a new building? To do this, it is recommended to obtain information about the design of internal and external walls before purchasing.
Floor selection
What should you pay attention to after a consumer evaluates a house in a new neighborhood? Next, he needs to start choosing a floor.
Based on practice, all floors from the third to the penultimate are the most popular among buyers. Least of all people want to purchase apartments on the top and first floors. That is why developers often reduce their prices.
Layout
In this matter, many home buyers make quite serious mistakes. How to choose the layout of an apartment in a new building so that it is convenient and comfortable? To do this, you should not give preference to housing with a larger area. It is necessary to consider the convenience of the apartment's planning solution. After all, not all meters bring the same benefits. When considering the layout of an apartment, you need to pay attention to the zoning of space. The proportions and location of all rooms are also important.
In the case where the apartment has two or more rooms, it is best if they are located on opposite sides of the building's facade. This will visually create more volume and increase the convenience of ventilation.
What to look for when choosing a smartphone (end)
[Start]
We continue the discussion of what aspects you should pay attention to when choosing a smartphone, which began in this article. In it, we examined issues related to the display (types of matrices, pros and cons of each type), mobile platform (Qualcomm Snapdragon and MediaTek), memory (how much RAM and internal memory is needed) and security (types of fingerprint scanners and operation of the facial recognition system) .
In this article we’ll talk about sound (high-quality audio playback), cameras (types of cameras in modern smartphones), autonomy (what it depends on) and fast charging capabilities.
Audio
There are users for whom the sound quality of a smartphone is completely unimportant, because they do not listen to music from a smartphone. However, the vast majority of users listen to music, and for many of them, especially those who have good hearing, high-quality audio playback is very important.
How can you understand in advance how good the sound quality of a smartphone will be? There is only one sign that can tell you about the sound quality in advance - the presence of a dedicated audio chip in the smartphone. However, this is quite rare. Offhand I can remember the following smartphones that have this audio chip: ZTE Axon 9 Pro, Nubia Z11, LG V30. And only seven such models are issued on Yandex.Market.
However, it cannot be said that smartphones without a dedicated audio chip sound bad - nothing like that. Many of them sound quite decent and even good. In addition, if you plan to listen to music wirelessly, then the only thing that matters is the presence of support for aptX audio codecs (even better - aptX HD or LDAC) and the presence of this support in the headphones. (Let me remind you that the MediaTek platform does not support aptX and aptX HD, but it does support LDAC.)
And for wired listening for smartphones without an audio output, there is an excellent option - an external ultra-compact DAC amplifier like xDuoo Link or Meizu Hi-Fi Audio (it’s cheaper): they will significantly improve and enhance the sound of any smartphone. The only thing is that it is highly desirable to use an audio player that can output sound directly to Type-C without converting it in the smartphone, for example USB Audio Player.
Smartphone with Xduoo Link
Well, if you don’t want to bother with amplifier adapters or just adapters, then check if the smartphone you’ve chosen has an audio output. Many modern smartphones do not have them.
Cameras
Now many modern smartphones, as a rule, have three, four or even five cameras on board. What are they and what are they used for?
1. Main camera
The main camera of a smartphone usually has a focal length of 24 mm (in 35 mm equivalent), that is, in fact, it is a wide-angle.
The camera matrix (especially its physical size) is important here, and megapixels also play a role. In recent years, cameras have begun to be released with a large number of megapixels (48, 64 and even 108), which can take photographs both in full mode and in the mode of combining four adjacent pixels - to improve light sensitivity, so that the equivalent of 12, 16 and 27 megapixels.
The more megapixels, the greater the detail of the image, but the frame size increases (for example, a 64 megapixel frame turns out to be about 25 MB, and in 15 megapixel mode - 8 MB), and good lighting is also required in full mode.

2. Telephoto
Most modern smartphones are equipped with a telephoto camera: 2x (they are very convenient for taking portraits, because the main camera distorts the proportions of the face), 3x and even 5x. For marketing purposes, they may indicate both 10x and 20x, as they call it, hybrid zoom, but, in essence, this is just cropping, so it does not make any sense. In my experience, 2x zoom is a very useful thing, especially for portraits. Three-fold and five-fold are rather overkill, but I periodically use the five-fold zoom of my Huawei P30 Pro.

3. Extra wide
Many smartphones are now equipped with additional ultra-wide angle lenses (focal length - 15 mm in 35 mm equivalent) - they are convenient for shooting indoors, they allow you to achieve interesting effects when shooting landscapes, and ultra-wide is also useful when you need to photograph a group of people or a building that does not fit into the main camera when you can’t move further away.

4. Macro camera
A new fashion trend - a separate camera is also added for macro photography from a distance of literally 3-4 cm.

5. Additional cameras
In cheap smartphones, a second camera can be installed only to take bokeh - blurring the background behind the main subject of the photo.
Blurring background with Xiaomi Redmi Note 7 camera
Also, special auxiliary cameras can be installed in flagships - for example, a TOF camera that can build 3D models and obtain data on the depth of space.
That's what concerns the types of cameras in modern smartphones. The full set, of course, is usually found in flagships and smartphones costing over 30 thousand rubles. But, for example, a separate 2x zoom is already found in fairly cheap smartphones.
Now let's talk about shooting video
. What should you keep in mind there? Three parameters are important for video: resolution, frame rate and stabilization.
Until recently, smartphones mainly shot video in Full HD resolution (1980×1080) at a frame rate of 30 fps. If a smartphone can shoot at 60 fps, then this gives better clarity and smoothness, but the size of the video increases slightly.
Nowadays, many smartphones can already shoot with a resolution of 4K (3840×2160), and also with a frequency of not only 30 fps, but also 60 fps, this gives excellent quality.
But one of the main points here is the presence of stabilization. It can be either optical (this is the best) or software (this is somewhat worse, but nevertheless software stabilization is also very, very useful).
Here is a 4K 30 fps video from a Huawei P30 Pro smartphone with optical stabilization.
And here is a video from the Xiaomi Mi 9 smartphone with 4K resolution with software stabilization.
You definitely need to pay attention to the presence of stabilization (at least software), because if it’s not there at all, then you won’t be able to shoot a decent video on such a smartphone—everything will shake. Well, there’s also the possibility of shooting in 4K, if you often shoot video, it’s also useful.
Well, I’ll note that before you go to buy a smartphone with cameras that suit you in terms of characteristics, be sure to look for reviews of them from trustworthy reviewers and watch test pictures and videos. Because according to the characteristics, everything may be fine, but in practice, when shooting video, the smartphone camera exhibits all sorts of unpleasant effects, such as rolling shutter (a shift of one part of the image relative to another and the “jelly” effect), unpleasant focus jumps, and so on. There are even expensive smartphones that exhibit similar effects - this needs to be clarified in advance.
If you want to look at smartphone camera ratings, the best place to do this is on the DXOMark website - here is the smartphone rating. Here are the top ten.
Autonomy and fast charging
It is generally accepted that the autonomy of a smartphone is primarily affected by the battery capacity - the larger the capacity, the greater the autonomy. On the one hand, this is true, but, on the other hand, there are many subtleties there. Because in addition to the capacity itself, the power consumption of the hardware platform and the power consumption of the display also greatly influence. The old MediaTeks were famous for their poorly optimized power consumption, so some Oukitel K10000 Pro on MediaTek with a 10,000 mAh battery showed autonomy only slightly better than the Lenovo Vibe P1 on Qualcomm Snapdragon with a battery half the capacity - 5000 mAh.
So you need to look at the capacity, but the platform is also important.
Modern smartphones usually have batteries of 3000-4000 mAh and, as a rule, they last one and a half to two days.
The rating of the most autonomous smartphones can be viewed on the PCMark website - this is based on the results of the corresponding test, which simulates a wide variety of types of loads.
Here are the top ten.
Now about charging smartphones. Of course, it’s good when a smartphone supports fast charging. This does not mean that it needs to be used every day, however, in cases where “Oh, I have to go to work in half an hour, but I didn’t put my smartphone on charge overnight,” fast charging can be very useful.
There is a certain confusion and vacillation with fast charging standards; I wrote about this in the article “What you need to know about charging smartphones,” which I recommend reading.
In short, the greater the power of the charger, the faster the smartphone will charge.
Let's take a smartphone with a 4000 mAh battery. Using an adapter with a power of 18 watts, a smartphone with such a battery can be charged to 50% in half an hour and to 100% in an hour and twenty minutes. From an adapter with a power of 27 watts, the smartphone will charge 50% in eighteen minutes and reach 100% in an hour - this is very, very fast. Well, if you take a 50-watt adapter (there are already smartphones that support such charging, for example Realme X2 Pro), then the smartphone will charge to 61% in fifteen minutes, and to 100% in thirty-five minutes.
However, I emphasize that the smartphone must support the appropriate charging power, and such fast charging adapters often also come with a corresponding cable that will need to be used; other cables will not provide full power.
Well, for some users, it is also important to have wireless charging capabilities - in this case, you need to check the characteristics of whether the smartphone supports it or not.
LTE frequencies
If high-quality and fast mobile Internet is important to you, then especially when choosing Chinese versions of smartphones, you should definitely pay attention to the supported LTE frequencies - so that there are no problems with fast mobile communications in Russia. To put it very briefly, the b3 and b7 bands must be supported; the b20 band is also very desirable, because there are places where this band is the only way to access 4G. Having b38 is desirable, but not required.
Of the categories (frequency aggregation), Cat.3 should be present at a minimum, Cat.4 is highly desirable, and for maximum speed you need Cat.6.
NFC
An NFC chip is needed primarily to be able to make payments with a smartphone, as well as to use payment cards such as Troika. If this is important to you, be sure to check for NFC in your smartphone - it is not always there. Chinese manufacturers especially suffer from this - the same Xiaomi: in China NFC is used very little (they make payments using QR codes), so Xiaomi for a long time installed NFC only in its flagship devices. But now the situation is slowly changing: NFC is already appearing in mid-budget models.
Well, that's all I wanted to tell you about what you should pay attention to when choosing a smartphone.
If we talk about specific models that I recommend, here is my article “My list of recommended smartphones.” It’s time to make certain additions to it, new smartphones are coming out very quickly, I’ll do this in a while.
South or north?
Which way to choose an apartment in a new building? When choosing housing, it is recommended that its windows face neither the south nor the north. What is this connected with? The thing is that the rooms of an apartment whose windows face north will always be dreary and dark. As for the southern direction, it is, of course, sunny, but at the same time the room will always be hot and even stuffy. The ideal option is to position the windows to the west or east. In this case, the sun will direct its rays into the room only half the day.
We inspect the engine
Now let's move on to checking all connections. Of course, there should be no traces of oil leaks on them. Also be sure to check the fuel line and inspect the cooling system hoses.
Carefully check the oil on the dipstick for soot or metal particles. If they are present, this indicates that the crankshaft liner has been replaced.
We inspect the radiator or, as it is also called, the expansion tank. Make sure the coolant is free of rust and oil traces. Their presence near the radiator cap may be caused by overheating of the engine.
Now let's inspect the oil filler neck. Check the cover. It should be clean without dark deposits. If there is deposits, it means that there are problems with the lubrication system. Or the owner used the wrong brand of oil. This may also indicate that the oil has not been changed for a long time or the engine has overheated.
Neighbours
When purchasing housing in a new building, it is recommended to find out who will live nearby. Sometimes the developer knows this. For example, certificates for the purchase of apartments in a house chosen by the buyer can be given to doctors or military personnel, people who work at a particular factory, as well as orphans. Who will be the neighbor will be influenced by the proximity of universities, city-forming enterprises and other large objects. Often, apartments located near higher educational institutions are rented out by their owners to students.
Based on the information received, we can draw a conclusion about who will live nearby. After this, it is worth assessing whether such a neighborhood will allow you to feel comfortable in your new apartment.
Housing cost
When purchasing an apartment, the buyer should have an idea of what its real price is currently, and how much it will be possible to get for it in the future if sold. Often companies ask for higher prices. This happens in cases where an agreement is concluded for the sale of an apartment in a new building with finishing from the developer. In this case, the owner purchases housing “turnkey”, that is, with complete renovation.
However, the cost of such finishing of walls and ceilings is often much more expensive than in cases where it would be ordered by a new resident on his own. Only those people who don’t want to rack their brains and do everything with their own hands are happy about an apartment with such a renovation.
Average level
View the developer's finished houses
Reviews and comments on the Internet cannot replace your own opinion. You need to understand whether you like the developer’s apartments and the condition of the new buildings that he commissioned a year or two ago.
Go into the entrance, take a closer look at the walls and ceilings. Does the elevator work, what is the quality of the finish, what is the condition of the yard? If one house is built poorly, then the other is likely to be the same. Chat with the concierge and locals. This way you will understand whether you want to live in such a house and whether it is worth renting an apartment from this developer.
Ask about the finishing of the apartment and go to the showroom, if there is one.
The repair must be of high quality, so that in a year you do not have to redo everything. Therefore, ask the manager about finishing options, quality of building materials and warranty period. Developers also have showrooms where you can see wallpaper, parquet, and tiles that will be in your apartment. This makes it much easier to choose, and you also have confidence that the repairs will be done well.
Don’t be afraid to buy an apartment with finishing: good developers attract professional designers who create cool interiors. For example, Flatplan DVLP, with which we wrote this material.
Flatplan DVLP is an interior design service for developers. The company not only designs interiors for apartments in new buildings, but also monitors the finishing work. Thanks to this, the apartment turns out the way it was intended: with an interesting design and high-quality renovation.
Find out what the price of an apartment consists of
You must know how much you are paying and for what. How much does a square meter cost, how the floor and the view from the window affect the price, how much they charge for finishing. All additional payments and conditions must be specified in the contract.
Also find out if there are discounts and installment plans. At different stages of construction, the price is different, so if the manager tells you a specific cost, check to see if it will change in 2-3 months. There are credit brokers in sales offices who will tell you where it is more profitable to take out a mortgage and help you collect documents.
