First, go out into the yard, inspect it and assess the scale of the work ahead. And the reason may lie in the fact that the tree is simply unpollinated. In such cases, the “empty” tree is cut down and another one is planted in its place. Therefore, you need to inspect all the trees and determine whether there is trash among them. Moreover, you should not pay special attention to age, since very old trees are often found that still bear fruit well.
  3. Broken electrical appliances. People like to store old electric stoves, refrigerators, etc. in their yard. And even if not a single possible option for using all this comes to mind, the devices are still stored. Usually it’s a pity to throw them away, but don’t feel sorry for them - these are just broken devices, their place is in a landfill. But it will free up several square meters of space on your site.

  • Grass. Of course, the rate of weed growth depends on the specific region. There are places where it is difficult to determine from the excavated soil what is more there - plant roots or, in fact, earth. There are several possible ways to control weeds: mowing regularly with a lawn mower to create a natural lawn, digging the area by hand and removing the roots, or treating with herbicides (such as Roundup). Be that as it may, do not forget that in addition to plants and rhizomes, there is still a huge amount of seeds left in the soil, so the growth of grass will be repeated again and again.
  • Old furniture. There are several reasons for storing broken or old furniture. Firstly, this is the traditional “it’s a pity to throw it away.” Secondly, disassembled furniture can be useful in the construction of the same outbuildings. And if you can’t or don’t want to throw it all away, then sort the furniture to find out what can really be disassembled into boards (say, a closet), and what is impossible to disassemble or is not used for building a shed at all - this is, for example, upholstered furniture. Having finished sorting, place the “useful trash” separately, protect it from moisture, and safely send the rest to the landfill!

Kitchen and pantries

The main charm of a private home is the possibility of arranging storage rooms in which items of non-daily use will be stored away from prying eyes. In order not to be distracted by trifles, you should decide in advance where to start general cleaning in the house and outbuildings.

It's better to start with the pantry. Take apart everything in storage and decide what belongs in the garage and what belongs in the landfill. This area is called the house area, and every resident can use it. But it’s no secret that often this area is not properly maintained; residents have to take up the tools themselves and put it in order.

Sometimes out of ignorance, and sometimes because organizations whose scope of activity includes cleaning the local area of ​​an apartment building do not deal with it. Let's figure out who cleans this area, who is responsible for maintaining the residents in the association, and what generally is included in cleaning activities.

Whose responsibility

One or more multi-storey buildings are assigned a certain plot of land on which children's or sports grounds, parking lots, and garages can be located. The rules for calculating the boundaries of courtyard areas state that their sizes are determined based on the established area standards for each specific region, the number of floors in an apartment building and some others and are indicated in the public cadastral map. But the site allocated for these purposes must meet the needs of all homeowners.

If we talk about private houses, the law does not indicate exactly how many meters from the fence is considered a local area. Fencing is a way of demarcating private territory in this case. Provided that the house and the plot are owned by the residents, everything that is located before the fence is a private local area. The land that is outside is usually municipal.

A frequent question from owners of high-rise buildings is: who should clean the local area of ​​an apartment building? Let's answer it:

  • management company with which the residents have an agreement;
  • people living in houses independently including;
  • HOA employees;
  • third-party firms and contractors with whom the participants of the HOA, management company or the residents themselves had concluded a corresponding agreement.
  • The rules for maintaining a multi-storey building state that management organizations are required to enter into an agreement with workers so that they regularly clean up garbage in the local area. The companies with which the apartment owners entered into an agreement must strictly comply with its terms, otherwise the residents have the right to sue them for failure to fulfill their obligations.

    The choice of the optimal method for organizing the cleaning of the local area is decided by voting at a general meeting of residents. After this, an agreement is concluded with the selected cleaning contractor in the available form, which stipulates the following points:

    • house address;
    • details of the management company or homeowners association;
    • rights and obligations, responsibility of both parties;
    • cleaning schedule;
    • terms and reasons for termination of the agreement;
    • description of the services provided, under what conditions they are provided;
    • tariffs for cleaning and other services of the local area;
    • likelihood of contract renewal, grounds;
    • price.

    The agreement is signed by both parties indicating their full names and positions, and the current date is set. It is also necessary for the HOA to enter into an agreement with the janitor according to the established template. The list of works he performs depends on the current season.

    Borders

    The Town Planning Code of the Russian Federation establishes that surveying of the boundaries of the local area of ​​apartment buildings is carried out before obtaining permits for the construction of an apartment building.

    Therefore, it is logical that the need to establish the boundaries of a plot of land may arise only in a situation where the developer violates the law.

    This point should be clarified at the stage of purchasing an apartment, since there is a high probability of being left without housing due to the possibility of the building being demolished as illegally built.

    If the house was built before 2005 or the boundaries of the local area were not specified, it is necessary to carry out land surveying beforehand.

    Russian legislation establishes restrictions that land plots for already constructed apartment buildings are formed only on the basis of a block surveying project.

    If there is no such project, then residents have several options in this case:

    1. wait from the administrative bodies of the municipality for a voluntary procedure for surveying land plots for apartment buildings;
    2. contact the authorities with a statement about the need to form the boundaries of the site.

    The first method is certainly preferable, since waiting for action from the administration can take quite a long time.

    It is important to clarify that the current regulations do not contain parameters for limiting the time frame for creating a land surveying (planning) project for a quarter. Therefore, to speed up the procedure, owners can finance the necessary measures.

    After determining the boundaries of the adjacent territory and proper registration, ownership of it is automatically assigned to the apartment owners.

    At whose expense

    Several years ago, changes occurred in the Housing Code of the Russian Federation, according to which each homeowner undertakes not only to comply with the rules for operating the property, but also to transfer funds for its maintenance. The amount to be paid depends on the size of the premises occupied by the tenant in relation to the total area of ​​the multi-storey building: the larger it is, the higher the cost.

    Moreover, the fact whether the apartment is privatized or not does not play a role in this situation. The territory adjacent to the high-rise building is considered the property of each of the residents of the building. This means that the responsibility to comply with the above rule falls on everyone. After all, each of the residents uses this territory in one way or another. And according to Article 158, the housing complex must pay the bills for her care.

    Standards for cleaning the local area

    There are general standards and a list of mandatory works and services for maintaining areas adjacent to the house on the basis of an agreement concluded with the management company. Depending on the region, the list may be supplemented with a number of additional documents.

    At the general meeting, at which the optimal way to maintain the local area was determined, a list of general and additional services is also discussed to agree on the cost and consent of at least half of the owners.

    To maintain the local area, in addition to cleaning, measures are taken to improve and beautify it, landscaping, decoration and optimizing the space for use by residents of different ages, for example, installing benches or playgrounds.

    Generally established standards for cleaning local areas:

    • the maintenance of sidewalks, roads, gardens and courtyards is carried out by service organizations whose scope of activity includes these responsibilities. In some exceptions, cleaning is carried out by special services with which an agreement has been concluded according to the wishes of the residents;
    • if the area that needs to be cleaned does not allow the use of special equipment, the corresponding measures are carried out manually;
    • Snow removal from the local area is carried out using snow removal equipment;
    • it is necessary to equip the places used by cleaning equipment for exits with ramps, which will expand the area where it can be used, improve and speed up the quality of cleaning;
    • ensuring passage and free access to hatches, engineering units and water supply points used in the event of a fire lies with the companies that service the housing stock;
    • a place should be allocated for storing materials and equipment used to maintain the territory;
    • For sidewalks and roadways in courtyards, the width of which is more than 3 meters, you should use equipment that is used to clean public roads.

    The implementation of standards is regulated by the corresponding legal act from:

    • federal law;
    • housing law and housing complex;
    • instructions for the technical operation of a residential building.

    In summer

    List of seasonal cleaning activities for the warm season:

    • sweeping, washing the sidewalk, which is carried out early in the morning or late in the evening, so as not to disturb residents. Washing is carried out only in open sidewalk areas;
    • watering planted plants as necessary, depending on the climate and air temperature, but at least twice a day;

    • trimming the lawn and shrubs;
    • sweeping sidewalks;
    • cleaning children's and sports grounds from garbage, especially waste scattered near trash cans and garbage containers in accordance with SanPiN standards;
    • watering flower beds, plants and paths (in particularly hot weather).

    The janitor may also be tasked with painting benches and other structures in the local area.

    During the cold season, snowfall is a frequent occurrence, and therefore the surrounding area is cleaned in a special way:

    • cleaning from snow drifts is carried out by transferring snow from the sidewalk to the outer edge of the ditch or at a distance of up to 2 meters from the edge of the roadway (algorithm zone);
    • the collected snow is stored in heaps or shafts in the chute area;
    • it is necessary to quickly remove snow with chippers and rippers in trampled areas;
    • sidewalks and driveways inside the block must be completely cleared of snow;
    • pedestrian paths, as well as children's and sports grounds should be sprinkled with sand or salt in icy conditions;
    • the area around sewer hatches is cleared of ice;
    • The snow near lawns and in places where plants are planted is loosened.

    Among other things, sanitary cleaning of the local area is necessary. In the area adjacent to the house, there must be waste bins with a capacity of at least 100 liters. Twice a year they must be painted and installed on a special concreted area with fences, observing sanitary standards. It is necessary to provide a well-lit entrance and a place for turning around equipment that must remove garbage.

    The frequency of cleaning the local area is determined by the authorities or the residents themselves. Also, the local administration or, in extreme cases, Rospotrebnadzor can act as supervisory authorities. The participation of the latter may be required when apartment owners are dissatisfied with the quality of the services provided, cleaning standards regulated by legislation are not observed, and inspection by higher authorities is necessary.

    There is no need to rush to implement these plans. After all, mistakes in the planning of the territory can negatively affect the convenience of movement and even the aesthetics of the yard.     PARKING FOR CAR
    . It is difficult to imagine modern life without a car. The most optimal solution would be to place the garage under the same roof as the house. This option benefits from aesthetics, saving space and construction costs.

    Another way to conveniently place covered parking is in the corner of the site adjacent to the facade. In this case, the entrance is located from the street (to save space) or the yard (to protect the car).

    But even if you don’t yet own a car, it’s still worth providing a parking area. After all, sooner or later relatives will come to you and you will need to place their “iron horse” somewhere.

    In order to save space and maintain aesthetics, we recommend constructing a green parking lot: lay a lawn lattice on the lawn area, filling an area measuring 3 x 5 m. This is quite enough to park one car. Parking for two cars measures 6 x 5 m.

This does not oblige you to buy a furniture arsenal, because you can sit on both a stump and a deck, which look so natural in the garden landscape. And children are a completely separate issue. For some reason, this aspect completely disappears from the plans of private households.

    Even if your kids have grown up a long time ago, this does not mean that their children, your grandchildren, will not come to stay for the summer or weekends.

    What will you offer them: a lawn in the garden or a place between flower beds? The fact that children are the flowers of life does not mean that their place is in green spaces.

    More than anything else, they love to build “halabuds” on trees (or under them) or to have active and noisy recreation.

    It is not advisable to do it in bulk, in islands or on the basis of a lawn lattice. After all, these materials do not have sufficient hardness, which means they are of little use for walking in heels.

    Even if you only wear athletic shoes, it's possible that one of your guests will break her heel or, worse, sprain her ankle. It is also advisable to make auxiliary paths between the house and outbuildings from a hard surface so that, for example, a loaded garden cart can be moved along them.

    The straight line of the main path is a tactical ploy. In general, this is usually the main source of trash in the yard, since many owners tend to classify endless old boards, rusty sheets of tin, fittings, etc. as building materials. The answer to attempts to throw it away is often the same - “It might come in handy.” Theoretically, of course, all this can be useful for minor repairs or the construction of various outbuildings. But even in this case, it is worth moving all the accumulated wealth to a certain designated area, and clearing the rest of the yard of rubbish.

    - broken electrical appliances. That’s why they like to store old refrigerators, stoves, etc. in our yard. I can’t even think of any use for them now, but I know that they are stored. And we once kept it, Not for any reason, but simply because it was a pity to throw it away. Stop complaining - these things belong in scrap metal. And another piece of space will be freed up on the site.

    - broken or old furniture. There are two arguments in favor of storage - the first is a pity, the second - if the furniture is disassembled, then its parts and boards can be used for the construction of utility rooms. If the task is not to “Throw out everything” or there is simply no such possibility, then the furniture should be sorted, really looking at what can be disassembled into boards (for example, cabinets), and what cannot be disassembled and is not used in buildings in principle - for example, upholstered furniture. And then what may be useful should be organized separately, having thought through how it will be protected from moisture, and the rest should be thrown into a landfill.

    - grass . Sometimes it’s tough, there’s no other way to put it. There are regions where weeds do not grow very quickly. But here in the Krasnodar Territory, nettles and other weeds are taller than human height - this is quite commonplace in abandoned areas. And what kind of wheatgrass is there... Sometimes you dig into the ground, and it’s not clear what is more there - roots or the earth itself. I know three main methods of fighting grass: manually digging and selecting roots, constantly mowing with a trimmer or lawn mower until a “natural lawn” is created, and treating with herbicides like Roundup. In any case, remember that in addition to the removed grass and roots, there are still many seeds left in the soil and the weeds will sprout, sprout and sprout)

    - trees . We critically examine the trees on the site. Yes, yes, there are trash trees. We had such a peach, we were waiting for fruit from it for 7 years)) A healthy tree had already grown and not a single fruit. Unpollinated they said they got it. They cut it down. They planted an apricot in that place, for several years everything was fine, and then the weather began to change seasons, and now, for the fourth year, almost no apricots were seen from it. So it turns out, too, not wood, but rubbish. But while we wait, maybe it will get better. At the same time, nothing depends on the age of the tree, we have an old pear growing, maybe even older than me - it still bears fruit, we are not going to remove it.

    Living rooms

    Typically, bedrooms, living rooms and children's rooms are located at the back of the house. It makes sense to start cleaning with them. Since they differ only in the type of furniture and the presence of decor, the plan for putting things in order will be the same:

    1. Removing curtains, washing windows. After this, you can wipe the dust on the windowsill and it will become easier to breathe in the room.
    2. Cleaning the upper tiers. It is necessary to wipe the dust on cabinets and shelves, after removing their contents. Remove cobwebs and remove dust in corners. Don't forget about the chandelier.
    3. Cleaning the middle tier. It is necessary to sort out things that are unnecessary, put them aside, and carefully fold the rest. A bag of irrelevant wardrobe items can be placed in the hallway and later taken out to the garage. Wipe interior shelves and furniture fronts, door handles.
    4. “Bathing” flowers and servicing household appliances. At this stage, you can water the plants and wipe their leaves from dust. Clean the surface of the TV, computer, music center.
    5. Cushioned furniture. You need to pay attention to beds, sofas, armchairs and chairs. Bedspreads and covers should be removed from them and vacuumed thoroughly. Take removable pillows out into the yard and knock them out.
    6. Floors. Vacuum soft surfaces, wash hard surfaces. Be sure to pay attention to the baseboards. General cleaning of the house and its residential part has been completed.

    Taking notes will help make it easier to keep things organized. You can write down on the sheet what you should buy, what you should ask your children or other family members to sort out.

    Making a yard cleaning plan

    Now we’ll draw up a brief plan for cleaning up a cluttered yard (the same plan can be applied to cleaning up garbage in a summer cottage):

When landscaping a personal plot, remember that you need to plan everything as a whole: starting from the structure and ending with green spaces.
    All this should be designed in the same style, then your yard will turn out to be a feast for the eyes of those around you. Planning should begin with the fact that it is necessary to divide the territory into several parts. It is advisable to designate each zone. The layout of the plot depends on its size and its features, but in any case, the plan of the dacha plot consists of:

    • recreation areas;
    • farm zone;
    • garden

    And without a detailed site plan it is impossible to install lighting. To draw up a plan for your plot, you will need three things: a tape measure, a pencil, and a ruler. The territory must be sketched to scale.
