Why might you need information from the BTI?

  • When assessing an apartment, building or land plot. It is needed when obtaining a loan, drawing up a purchase and sale agreement (to know the real value of real estate) and in other similar cases.

What it is?

The floor plan of a building is a schematic drawing of the entire floor space on which the required apartment is located.

If the BTI plan is made for a private house, the drawing will be a “top view” of your house.

General rules for submitting a request to the BTI

To obtain the necessary information, first of all, you should collect a certain set of documents. It depends on the purpose and composition of the requested information. After preparation, you need to contact the BTI, which serves a certain area. Since information about a building or premises in it is required, you should only contact the state or municipal BTI, since commercial structures may not have the necessary data.

To obtain data from the technical inventory bureau, it is recommended to perform the following steps:

  • Fill out an application to the BTI, which must reflect the purpose of obtaining information.
  • Update the technical passport (if necessary). It is recommended to do this at least once every five years, since information becomes outdated, and regulatory documents require information about the condition of the building to be brought in accordance with actual parameters.
  • Provide the institution with a package of documents in accordance with the list. In most cases, you do not have to provide the original; a copy, previously certified by a notary, is sufficient.

If the applicant is a legal entity, then a letter of guarantee and a document confirming the authority of the representative will be required.

Organs of interaction

The process of obtaining permission to carry out redevelopment requires interaction with many government stakeholders and non-profit enterprises, including:

  1. Management architecture department of the administration of the relevant territorial body;
  2. Housing and Communal Services Department of the Administration of the relevant territorial body;
  3. Bureau of Technical Inventory;
  4. Management company or representative of the homeowners association;
  5. Housing inspection and other supervisory authorities (in case of controversial situations);

Features of submitting individual requests

When sending a request to the BTI about ownership of a property, you must remember that such a certificate can only be provided in relation to premises that belonged to someone in the period from 1992 to 1998. To confirm the availability of property at a later period, you should apply for a certificate from Rosreestr.

Another popular reason for the request is the need for information about inventory news. To obtain it, the same documents are required as in the case of a certificate of ownership. What documents are needed for BTI for a home?

  • you need to redo the house plan or build an extension;
  • formalize privatization;
  • At the request of the bank, you need to urgently draw up a loan agreement to take out a mortgage.

What technical information about real estate is needed from the BTI

Technical documentation is issued upon request to a specific circle of persons:

  • The owner of the property;
  • Representatives of the owner, subject to a notarized power of attorney;
  • Law enforcement or tax authorities;
  • Heirs of property;
  • For employers.

To confirm his right, the applicant must present the following package of documents to the Bureau:

  • Identity card – presented by everyone;
  • Certificate of ownership and extract from the Unified State Register - for the owner of the property;

The technical passport contains information about the suitability of housing. Information about the area, actual address, number of rooms, inventory value of real estate, material. The document is needed to register ownership of real estate.

You should know that the registration certificate does not have an expiration date, but it is recommended to renew it every five years.

What documents do you need to collect for the BTI in order to obtain a registration certificate for an apartment?

Procedure for making a request
