How to find out which real estate objects are located on a land plot

Where can I get information about cadastral registration?

But if you don’t have a cadastral passport on hand, then how can you find out whether the apartment is registered in the cadastral register? Information from the State Property Committee is publicly available, that is, any third party can find it out, not necessarily the owner of the property or the person living there. This can be done in several ways, including without leaving home, but online.

A website with similar functionality is the Rosreestr portal. Among other options, you should select the “online reference information” section and fill out the fields with the apartment address. The site will return one or more results corresponding to the entered data. When you click on the desired result, the following will be present:

  • a note indicating that the apartment is registered;
  • name of the organization that performed the production;
  • production date,
  • cadastral value of housing (which is used when calculating real estate taxes);
  • apartment area;
  • cadastral number.

Searching using an address is the simplest and fastest, but you can also use other data about the apartment by filling out fields with the right number, conditional number from the property document, etc.

To find out whether a house is registered in the cadastral register online, on the same Rosreestr website, in the side menu, select the “Public cadastral map” section. There, directly on the map or using various search options, you should find the address of the house or plot and clarify all the necessary data.

Please note that streets can change type and be renamed, which is not always immediately reflected in the databases. If you are aware of such changes at your address, then try the old and new name options.

The methods described above are easy and completely free. But if there are any problems with them, then you can get information about whether the apartment is registered by contacting the Cadastral Chamber or the MFC directly. In this case, you will have to visit these institutions in person, pay a small state fee and wait about a week to receive the result.

Checking the cadastral number online

It’s easy to check whether a site is registered via the Internet; all actions are performed in a couple of mouse movements; you don’t even have to get up from the couch.

The unique number that is assigned to real estate is compiled according to a certain logic and contains information about the region where the property is located, the territorial district, the cadastral quarter and, directly, the specific site. Thus, knowing this number, you can easily find the site on the map.

However, there are cases when, on the contrary, it is necessary to find out the cadastral identifier of an object, and from the known information, only its address, or, for example, to find out whether the plot is registered. What to do in this case?

Why do you need to register?

The presence of an apartment in the cadastral register is required upon receipt of documents certifying ownership of the apartment or its share, as well as upon transfer of this right. In simple words, when donating, selling or exchanging real estate. In most cases, obtaining a cadastral passport as such is not required; registration is sufficient. However, if the apartment is purchased with a mortgage, or one of the owners of the property being sold is under 18 years of age, then this document may be required by the bank or guardianship authorities, respectively.

There are two options:

  1. You can refer to the official service provided by the Rosreestr website, namely, information about real estate objects . In the proposed form, it is possible to search by several criteria - by old (conditional) number, by address, by property right, which will allow you to find the required information even with a minimum of information. The service is free and does not require registration or even authorization in your personal account.
  2. The second option is a cadastral map, presented there on the official website of Rosreestr. Here you can visually identify the area that interests you, or enter the address of the object in the search bar.

As you can see, it is easy to find out the presence or absence of an object in the State Real Estate Cadastre, thanks to the user-friendly interface of the portal; almost anyone who is even remotely familiar with computers can do this.

Who provides registration services?

You can register your apartment for cadastral registration in Moscow and other Russian cities, as well as receive a cadastral passport in your hands at the Cadastral Chamber. But first you will have to issue a technical passport for housing, for which you will have to contact the local branch of the BTI or a private company that has cadastral engineers on staff and is authorized to issue these passports.

How to find out if a building on a plot of land is registered

It is important for us that the extended extract contains the full names of the owners of the plot in chronological order (starting from 1998), the type of right of each owner (ownership, shared ownership), and most importantly, the registration dates of each transaction.

The faster cities and megalopolises grow, the more acute the issue of suburban housing arises. Citizens are tired of the bustle and crush, poor amenities and poor ecology. Some people dream of a cottage in the fresh air, for others a country house on their own 6 acres is enough.

Carrying out an inspection

There are two ways for those who need to find out whether an object is really registered. And whether all the documents accompanying the registration of a particular object were drawn up correctly.

  1. The fastest option is to use modern technologies and access to the Internet. And online mode.
  2. The second method is traditional and thorough. This is a personal visit to the employees of the Rosreestr branch or the MFC. This is where the request is made. With the help of this institution, the question of whether the house is registered accordingly is resolved.

The result of sending a request is receiving an extract from this organization. Thanks to this, the user finds out whether the plot, cottage or apartment is registered. Thus, it is easy to view the property and the information available on it.

Buying a dacha: what to check so as not to lose land and money

All this fits well within the framework of the law, but for the buyer of land it can backfire. In practice, there are many cases where the boundaries described by eye during registration in a simplified manner subsequently “shrinked.” For example, after some time, a buyer of land may need to accurately establish boundaries - in disputes with neighbors, in the case of a mortgage, etc. To do this, land surveying is carried out, and it may turn out that a hundred square meters, or even two, are not included in the specified boundaries . But the seller was paid money for them.

What is USRN?

EGRN is a unified state register of real estate, which contains information about all registered objects. It contains both cadastral and legal information. As you know, all real estate is subject to state registration. Therefore, land owners must go through this procedure, if they have not already done so.

Why do you need to register? First of all, in order to be able to make transactions with land. Of course, no one will forbid you to use it. But you won’t be able to sell, donate, or leave your dacha as an inheritance. In order to do this, the land will need to be registered.

The USRN stores basic information about the object. It is in the public domain, so anyone can get the information. This does not have to be the owner. Any interested person, by submitting an application, will be able to gain access to the necessary information.

If it so happens that the question arises of how you can check the registration of a land plot in the Unified State Register of Real Estate (USRE), then further information will be useful. We will look at what ways there are to find out whether a particular object is registered.

Through personal appeals

To check information regarding the availability of registration for an object, you must bring with you all the documents that provide additional information:

  1. Title papers.
  2. Technical documentation.

Important! A mandatory requirement is to have your own passport or any identification document. After collecting the necessary package, the citizen can visit the cadastral chamber or the MFC. The next stage is the issuance of application forms, the completion of which must be approached with special responsibility. The land plot is registered in the cadastral register according to standard rules.

You cannot do without paying the state land tax upon registration in the amount of 150 rubles. A receipt for payment of the fee is provided as additional accompaniment to the application. It takes about 5 days to process requests, no more. In response to the appeal, civil service employees will explain what is happening with a particular object.

If the decision is positive, a cadastral number is issued. If the answer is negative, they will say that the application is denied.

Attention! fines and demolition of unregistered country houses

There is another problem - unregistered real estate of individuals. And now the municipal authorities, whose budgets are formed from the payment of local taxes on real estate, have begun a massive search for unregistered buildings - houses, bathhouses, spacious sheds, verandas of 50 square meters or more. The movement of controllers developed in full force in the Moscow region. This practice may soon be extended throughout the country.

Options for reporting documents

A detailed register of houses from the Companies House database can be ordered both on an electronic medium and in a traditional paper version. Federal regulations - Law No. 218 equated an electronic document with the presence of special regalia, the EDS seal of Rosreestr, to legal documents. Thus, you can download information to a flash drive, print it out and present it to any official. This type of information has a legal status on par with paper information. State authorities, as well as courts, are required to accept an electronic document. Refusal to accept an electronic extract form from the Unified State Register is equivalent to a violation of the law.

In addition, you can order simple electronic and paper certificates from Rosreestr, but such forms do not have full legal force, but serve as a newsletter, although the information is no different from the official form.

Please note that the maximum validity period for a certificate to be presented upon request is no more than 30 calendar days. In other cases, the extract from the Unified State Register is valid for an indefinite period. The law recommends updating the document every 3-5 years, due to possible changes in real estate information. Every 3-5 years, Rosreestr makes changes, in particular regarding the cadastral valuation of housing and apartment buildings. If necessary, you can challenge the cadastral value of real estate, but to do this you need to order only current data from Rosreestr.

The cadastral plan of the territory is provided in the form of an extract from the State Real Estate Cadastre within the boundaries of one cadastral quarter. The procedure for its provision is determined on the basis of Order of the Ministry of Justice of the Russian Federation No. 66 dated March 19, 2008 “On approval of forms of cadastral extract of a land plot and cadastral plan of the territory.” At the same time, the cadastral plan of the territory is a source of publicly available information and can be provided by the cadastral registration authority at the request of any person. An extract from the cadastral plan of the territory can be obtained both in paper form and electronically. The most efficient of them is the electronic version of the statement, which includes the following files:

Searching for information: reasons

Why does information about registration in the cadastre become so important?

Even those who are far from the professional real estate market sooner or later are faced with the need to find certain information in Rosreestr. If this action has not been carried out before, then there is a need to register an object that the citizen currently owns. It does not matter on what rights ownership is exercised.

If an object is not registered with the registry, then none of the following actions can be performed with it:

  1. Applying for a loan using collateral.
  2. Transfer with inheritance function.
  3. Registration of deed of gift.
  4. Sale, exchange. Its registration also depends on whether the house is registered in the cadastral register or not.

As soon as any operation is carried out, the owner immediately seeks to find out whether the initial registration was carried out for a particular object. The lack of data on the object threatens the owners not only with the recognition of any transactions as void. One of the possible negative consequences is classification as a tax evader. Determining the standard value according to the cadastre is a mandatory requirement when registering. The tax base depends on its size. It is easy to find out from the tax service how to check whether a house is registered in the cadastral register.
