Myth or reality: is 13 percent returned when buying an apartment or house for maternity capital?
- the family purchased a house, but the children have no share in it;
- the money was used to renovate the apartment or buy household appliances;
- real estate that was acquired with the participation of capital was sold;
- the purchase and sale document was canceled or declared invalid.
At the same time, you were paid tax deductions in full. But the second baby was born, and the state had the opportunity to partially close the mortgage taken out, using money from the capital. Will it be necessary to return maternity capital to the tax office?
Is it possible to get a deduction when buying an apartment again?
- in terms of the cost of housing - if the taxpayer actually received 13% of the cost of the apartment (even if the amount of compensation is less than 260 thousand rubles);
- in terms of interest - if the taxpayer received 13% of all interest paid to the bank (that is, by the time the mortgage was closed).
Moreover, if a person did not take out a mortgage to purchase a home for which he received a deduction (or did not use mortgage interest to calculate the deduction), he has the right to use the corresponding interest to calculate the deduction when purchasing another home - but only purchased after 01/01/2014.
13 percent return when buying an apartment
A pressing question is whether pensioners are entitled to a 13 percent tax refund on the purchase of an apartment. After all, in fact, this age group of the population does not pay tax, because social payments are not subject to taxes. But before retirement, payments to the budget were still received, so when buying a home during retirement, the buyer can count on a refund of the income tax he paid for the last three years before retirement. For example, if a pensioner’s salary before retirement was 10,000 rubles, then the income tax was 1,300 rubles per month, and for 3 years - 46,800 rubles. This is the maximum amount of deduction that a buyer of retirement age can expect.
Another method takes longer: the declaration and application for return should be submitted at the end of the year in which the property was purchased. The application will be reviewed within three months, then the funds will be transferred to your personal bank account in full .
Obtaining a tax deduction when buying a second apartment for the second time: theory and practice
Since the changes were adopted in 2014, they apply only to real estate acquired after this date. If the property came before it, then the rules that were in force earlier apply. Then compensation was paid only once in an amount of no more than 2,000,000 rubles, of which 13% is 260,000 rubles. If it came out to less than the designated amount, it was impossible to get more in another case.
But if housing was purchased before 2014, but the benefit was paid only for acquisition costs, then in the case of a mortgage for another apartment, he has the right to count on compensation for paying interest. The maximum amount of its application will be 3,000,000 rubles, and the payment will be 390,000 rubles.
Conditions for granting a bank loan
The conditions for granting a loan of 2,000,000 rubles differ from the procedure for drawing up an agreement for a smaller amount.
- Firstly, the client will be required to provide more documents, including documents confirming his solvency.
- Secondly, many banks are ready to issue such a loan only if there is collateral in the form of collateral or the involvement of reputable guarantors.
- Thirdly, there are differences in the terms of the programs themselves - a longer repayment period, an increased interest rate, etc.
The main requirements that banks today put forward to a borrower taking out a large loan:
- Russian citizenship (foreigners will most likely not be approved for a loan for a large amount);
- registration on the territory of the Russian Federation;
- age from 21 to 65 years at the time of loan repayment;
- permanent employment;
- stable income above the established level (over 25,000 rubles);
- availability of collateral.
List of required documents:
- Russian passport;
- second document (optional) – international passport, military ID, driver’s license, SNILS, etc.;
- income certificate in form 2-NDFL or tax reporting for the current period;
- work book (copy);
- documentation for collateral property.
One-time property deduction when purchasing an apartment
However, unfortunately, this rule does not apply if you have exercised the right to a deduction for housing purchased before January 1, 2014. In this case, you will not be able to receive the rest of the deduction when purchasing another home. This is due to the fact that the new rules apply only to legal relations that arose after January 1, 2014. If housing was purchased before January 1, 2014, then it is considered that you took advantage of the property deduction according to the “old rules”: the deduction is provided only once in a lifetime for one property (Article 220 of the Tax Code of the Russian Federation, in force before January 1, 2014) . However, repeated receipt of the deduction (even for housing purchased after January 1, 2014) is not allowed. (Clause 2 of Article 2 of Law N 212-FZ, Letter of the Federal Tax Service of Russia dated September 18, 2013 No. BS-4-11/ [email protected] , Letter of the Ministry of Finance of Russia dated March 7, 2020 No. 03-04-05/12936, dated July 26 .2020 No. 03-04-05/43559).
Example: In 1998, Klestova Y.F. I bought an apartment. In 1999 and 2000, she submitted 3-NDFL returns to the tax office and received a full property deduction. In 2013, Klestova Ya.F. I bought an apartment again. Since she received the full deduction before January 1, 2001, when purchasing an apartment in 2013, she will be able to take advantage of the property deduction again (according to the rules of Article 220 of the Tax Code of the Russian Federation).

We bought an apartment for 2,000,000. When and how can I get 13 percent
This is a benefit that is provided to all citizens of the Russian Federation. The maximum total tax refund is provided for - 260,000 rubles, and this money can be received in installments over several years. Specialists from the portal of new buildings in St. Petersburg 78.house helped to navigate the procedure for refunding the 13% tax and the period for which this money can be returned.
You can return exactly this amount per year, and the remaining money in subsequent years.
- Over the course of his entire life, a citizen can exercise the right to a tax refund for the purchase of real estate only up to 260,000 rubles. Even if he purchases several apartments, he is not entitled to more than this amount.
We calculate the amount you can return
First you need to figure out how much you are entitled to. As already mentioned, there is a limit on the amount of refundable income tax paid - this is 260,000 rubles. But this is just a maximum; the exact amount depends on other parameters:
- The cost of the purchased apartment. For the calculation, a maximum cost limit is provided - 2,000,000 rubles. If the apartment costs more, this limit is still taken as a basis. 13% of 2,000,000 is exactly 260,000 rubles, which can be returned as much as possible. If an apartment costs, for example, 1,000,000 rubles, then the tax deduction is calculated from this cost: 13% of 1,000,000 is 130,000 rubles.
- Citizen's salary. It is the income tax that was deducted from wages that is returned. For example, if a citizen receives 360,000 rubles a year, then 13% of this amount is 46,800 rubles. You can return exactly this amount per year, and the remaining money in subsequent years.
Over the course of his entire life, a citizen can exercise the right to a tax refund for the purchase of real estate only up to 260,000 rubles. Even if he purchases several apartments, he is not entitled to more than this amount.
During what period can you return 13 percent of the purchase of an apartment?
- Since purchasing the apartment in 2020, the citizen earned 360,000 rubles. During this period, he can return 46,800 rubles.
- In 2020, a citizen earned 450,000 rubles; he can return another 13% of this amount, that is, 58,500 rubles. As a result, in two years a person will receive 105,300 rubles. Since he can return a maximum of 130,000, next year the amount of the deduction will not exceed 24,700 rubles.
- In 2020, he earned 550,000 rubles, but a citizen will be able to return not 13% of this amount, but only the remaining 24,700 rubles. This will complete the process of income tax refund when purchasing an apartment.
The right to a tax refund is unlimited. A citizen does not have to apply for it the next year after purchasing an apartment. For example, if you bought an apartment in 2012, you can apply for a tax deduction in 2020 and any year following it. There are no restrictions in this regard.
From 1,000,000 13 percent
When purchasing real estate through a mortgage, an individual will be able to return an additional 13% of the amount of interest paid to repay the loan.
Moreover, there are no restrictions here: if, for example, the interest amounts to 3 million, then the amount to be returned will be 390 thousand. In connection with the acquisition of residential real estate, the taxpayer has the right to receive a property tax deduction in the amount actually spent by him on the construction or acquisition of a residential building or apartment, but not more than 2 million rubles. For example, if you bought an apartment for 1,000,000 rubles, the tax office will return you 13 percent of this amount, that is, 130 thousand rubles. And if the housing cost 2.5 million rubles, then the deduction will be limited to 2 million and the refund amount will be 260 thousand rubles.
How to get 13 percent from buying an apartment? 13% refund on apartment purchase
The deduction amount is 13 percent from the purchase of an apartment. It may include not only the actual price of the apartment or house, but also the costs of construction and finishing, payment for services for project development, connection to energy resources and communications. In addition, the tax deduction also applies to repayment of mortgage interest. Limitations on refund amounts are also established by law. The maximum are:
• a plot of land that has the category of individual housing construction, i.e., suitable for individual development. In this case, you can make a 13% refund from the purchase of an apartment (house) from the year in which ownership of the erected building or a share in it is officially registered;
Where can I get 2,000,000 rubles in cash?
As mentioned above, a loan of two million can only be obtained from a large bank. MFOs do not work with such large amounts. As for collateral, in most credit structures it is a mandatory condition for obtaining a million-dollar loan.
What can serve as collateral?
- Consumer's real estate (house, apartment, dacha, land plot).
- A technically sound vehicle (passenger car, truck, minibus, in some cases agricultural machinery).
- Securities, bills of exchange, family jewels, etc.
A prerequisite for this is that borrowers have all the necessary documentation confirming ownership of the property left to the bank as collateral.

Is it possible to get a tax deduction if the apartment was purchased several years ago?
You can receive a deduction regardless of when the apartment was purchased. The property deduction can be used once in a lifetime, so the year the property was acquired does not matter. The restriction applies only to the period for which you want to return the funds.
Buying an apartment is an expensive purchase. We don't come across such a purchase every day. There are cases when a person purchased an apartment, but did not know that he could claim a tax deduction and receive funds. Time passes, the person learns that he can return part of the income tax on the apartment.

How to calculate percentages: from a number, from the sum of numbers, etc. [in your head, on a calculator and using Excel]
Good day!
Interest, I tell you, is not only something “boring” in mathematics lessons at school, but also an extremely necessary and practical thing in life (found everywhere: when you take out a loan, open a deposit, calculate profits, etc. ). And in my opinion, when studying the topic of “percentages” in the same school, extremely little time is devoted to this ( ).
Perhaps because of this, some people find themselves in not very pleasant situations (many of which could have been avoided if they had figured out what was there and how in time...).
Actually, in this article I want to analyze the most popular problems with percentages, which are found in life (of course, I will consider this in as simple a language as possible with examples). Well, forewarned means forearmed (I think that knowledge of this topic will allow many to save both time and money).
And so, closer to the topic...

How to calculate percentages: examples
In the vast majority of cases in life, you need to quickly estimate in your mind how much a 10% discount on a certain number (for example) will be. Agree, in order to make a purchasing decision, you don’t need to calculate everything down to the penny (it’s important to figure out the order).
The most common variants of numbers with percentages are given in the list below, as well as what you need to divide the number by to find out the desired value.
Simple examples:
- 1% of the number = divide the number by 100 (1% of 200 = 200/100 = 2);
- 10% of a number = divide the number by 10 (10% of 200 = 200/10 = 20);
- 25% of a number = divide the number by 4 or twice by 2 (25% of 200 = 200/4 = 50);
- 33% of the number ≈ divide the number by 3;
- 50% of a number = divide the number by 2.
Problem! For example, you want to buy equipment for 197 thousand rubles. The store offers a 10.99% discount if you meet certain conditions. How can you quickly figure out if it’s worth it?
Example solution. Yes, just round these pair of numbers: instead of 197, take the amount of 200, instead of 10.99%, take 10% (conditionally). In total, you need to divide 200 by 10 – i.e. we estimated the size of the discount at approximately 20 thousand rubles. (with some experience, the calculation is done almost automatically in 2-3 seconds).
Exact calculation: 197 * 10.99/100 = 21.65 thousand rubles.
Option 2: use the Android phone calculator
When you need a more accurate result, you can use a calculator on your phone (in the article below I will give screenshots from Android). It's quite simple to use.
For example, you need to find 30% of the number 900. How to do this?
Yes, quite simple:
- open the calculator;
- write 30%900 (of course, the percentage and number can be different);
- Please note that below your written “equation” you will see the number 270 - this is 30% of 900.
30% of the number 900 (Android calculator)
Below is a more complex example. We found 17.39% of the number 393,675 (result 68460, 08).
one more example
If you need, for example, to subtract 10% from 30,000 and find out how much it will be, then you can write it like this (by the way, 10% of 30,000 is 3000). Thus, if you subtract 3000 from 30,000, you will get 27,000 (which is what the calculator showed).
Subtract 10% from the number (another example)
In general, it is a very convenient tool when you need to calculate 2-3 numbers and get accurate results, down to tenths/hundredths.
Option 3: count the percentage of the number (the essence of the calculation + the golden rule)
It is not always and not everywhere possible to round numbers and calculate percentages in your head. Moreover, sometimes it is necessary not only to obtain some exact result, but also to understand the very “essence of the calculation” (for example, to calculate a hundred/thousand different problems in Excel).
In these cases, I recommend remembering one “golden” rule of the column. If you understand it, you will always be able to solve problems with percentages without any problems. So…
Let's say we need to find 17.39% of the number 393,675. Let's solve this simple problem...
- first, write down the number 393675 on a piece of paper and write 100% opposite it (i.e., the number from which we are trying to find some percentage - we count it as 100%);
- then under 100% write the percentage you want to find (i.e. 17.39 in our example);
under the number itself - put “X” (i.e. the number you need to find, see the screenshot below). The main thing here is to write the number under the number, percentages under percentages (and do not confuse them with each other)! Writing down numbers to calculate percentages - Now look how easy it is to find X: just multiply the original number with the desired percentage (diagonal rule: where two numbers are known, we multiply them) and divide by 100. See the screenshot below.
You can multiply using a calculator (about 10-15 seconds). Cross to cross (counting percentages)
To remove all the points on “Y”, I will consider the inverse problem. For example, what percentage is the number 30,000 of the number 393,675.
- first we also write down 393,675 in a column and put 100% opposite it;
- then, under the number 393,675 itself, we write 30,000, and opposite it we put X (i.e., what we need to find);
- then (30,000 * 100)/393675 and we get 7.62% (you can check).
Those. The same rule works: we multiply cross by cross (i.e. where two numbers are known in the diagonal) and divide by the remainder. This makes it easy to find the unknown. Inverse problem with percentages
Option 4: calculate percentages in Excel
Excel is good because it allows you to make fairly voluminous calculations: you can simultaneously calculate dozens of different tables by linking them together. And in general, is it possible to manually calculate percentages for dozens of items of goods, for example.
Below I will show a couple of examples that you most often encounter.
Problem one. There are two numbers, for example, the purchase and sale price. You need to find out the difference between these two numbers as a percentage (how much more/less one is than the other).
- First, we draw up all this in Excel in the form of a table (see example below: in my case, we will calculate the percentages for the “Margin” column based on the purchase price and sale price of the product);
How to determine how much one number is greater than another as a percentage - Then, just in case, I’ll remind you how to find out what percentage one number is from another (for example, I took the first line from the table above).
According to a simple “rule” (I talked about it a little earlier in the article), we find that the difference between these numbers is 4.36%. See screenshot below. The second number is 104% of the first - Now all that remains is to write this formula in Excel: =(C2/B2)*100 – 100 (see screenshot below).
The problem for the first line is solved - the difference between the purchase price and the sale price is 4.36%. We write the formula - in order to calculate the percentages for all other lines, just stretch the formula (see screenshot below).
The formula has been stretched - percentages are calculated for the entire column
For a more precise understanding, I will give one more example. Another problem: there is a purchase price and the desired percentage of profit (let's say 10%). How to find out the selling price. Everything seems to be simple, but many people “stumble”...
- First, we also open Excel and enter the data into a table;
At what price to sell if you need a margin of 10% - Next, we need to find 10% of the purchase price (i.e., the number by which we need to increase the purchase price).
To do this for the first row of the table, all according to the same rule (see screenshot below) you need: (3737*10)/100 = 373.7 We calculate how much more one number is than another as a percentage - Now you can create a formula for the first row in Excel: =(B2*D2)/100 + B2 (see screenshot below).
Those. first we found how much 10% of the purchase price would be, and then added the purchase price to this number. Everything seems to be simple and logical. We write a formula for our problem - Well, the final touch: we simply extend the formula to the remaining lines.
Problem solved! We stretch the formula - the problem is solved

Is it possible to use the property deduction a second time when buying an apartment?
- The deduction today is 13% of 2 million rubles. This means the amount that a taxpayer can count on is 260,000 rubles. This includes both the acquisition of land for a house and payment for the work of builders.
- The deduction for the payment of interest on a mortgage is 13% of RUB 3,000,000. It is 390,000 rubles.
- If the right of ownership arises before 2014 and the citizen took advantage of the preferential payment, then he will not be able to receive a deduction for the apartment twice. For example, if an apartment was purchased in 2009 for 700,000 rubles. and compensation of 91,000 rubles was paid, then when purchasing real estate in 2020, it is no longer possible to take advantage of the deduction, since this opportunity had already been used before 01/01/2014.
- If before 2014, for example in 2003 and 2008, 2 apartments were purchased, and a tax payment was made for one of them, then there will be no compensation for the second object. In this case, you can take advantage of the loan benefit if it was not used before 2014.
- If housing was purchased in 2020 for 400,000 rubles. with a payment of 52,000 rubles, then when buying a home in 2020 for 3,000,000 rubles. You can receive compensation from the remaining preferential amount of 1,600,000 rubles. It will amount to 208 thousand rubles.
- If an apartment was purchased in 2020 with a mortgage for 1,500,000 rubles, and a refund was received on interest and for the purchase (deduction amount - 195,000 rubles), then when purchasing property in 2020 for 4,000,000 rubles. You can only count on the remaining amount of the benefit (RUB 260,000) upon purchase. For interest, the deduction option will already be used, since it is provided once.
- If housing was purchased in 2012 for 600 thousand rubles. and 78 thousand rubles were paid for it, then when ownership rights arise in 2020 for another apartment for 3 million rubles. You can no longer count on payment upon purchase. But you can take advantage of mortgage interest, since this opportunity has not yet been used.
- If the property was purchased before 2001 and citizens previously received a deduction, then it is considered that they did not take advantage of the benefit, since the previous legislation has lost force, and your request will be considered as a primary one. But if compensation was paid for property purchased in 1999 in 2002, then payment for property purchased in 2015 will be denied, since this right was used after 2001 and before 2014. But here you can request interest payment.

How to get 13 percent back from buying an apartment
The state encourages Russian citizens to purchase residential real estate. For this purpose, when purchasing housing, there is a benefit for the refund of paid income tax (13 percent). Also, the tax refund benefit applies when purchasing housing with a mortgage, using a bank loan, and when constructing housing. Next, we will tell you how to get this money and what needs to be done to do this.
The tax deduction applies only to income on which an individual has paid personal income tax at a general rate of 13%. However, if the deduction was not used in full in the corresponding year (that is, the citizen’s salary and other income for the year did not exceed two million rubles), then the remaining amount can be transferred to the next year. And then, for all subsequent periods, until the tax is returned to the homeowner in full.
Property tax deduction 2020-2020: how many times can you get it
The tax refund that spouses want to receive when purchasing a home after entering into legal marriage can be divided between them. The legislation provides for proportions of 50 × 50, but they can be changed at the request of the recipients. It should be remembered that one family can apply for only one tax deduction up to 2 million rubles.
- you purchase (or build with your own hands or with the help of specialized companies) an apartment or house in Russia;
- the purchase of an apartment is carried out exclusively at your expense;
- the funds you use to purchase an apartment were earned legally. That is, they represent “white” wages or income from business activities.
Income tax refund when purchasing an apartment
The use of a refundable tax involves reimbursement to the applicant of a share of funds in the amount of 13% spent on the acquisition of residential property (apartment, room, etc.) or materials that were used to build housing, the acquisition of a land plot suitable for the construction of residential premises or with housing already located on it.
- If it is possible, under certain conditions, to transfer the deduction to previous years.
- If there is any additional income (income from renting premises, wages, additional non-state pension, income from the sale of shares or property).
- Example: pensioner Volkova K.M. has a state pension, but in addition to this she also has additional officially registered income from renting out residential premises. Money received from renting out an apartment is subject to income tax. In 2013, Volkova K.M. I bought myself an apartment. From the beginning of 2013, a pensioner has the right to count on a property deduction from the purchase of an apartment to the tax from renting out the apartment. In such cases, pensioners simply do not pay income tax until the entire tax deduction amount is exhausted.
- Example: Akatiev V.P. reached retirement age and began receiving a pension in 2007. In 2014 Akatiev V.P. made a transaction to sell an apartment, the owner of which he was less than 36 months, with a cost of housing equal to 2,000,000 rubles and acquired other property worth 5,000,000 rubles. Due to the fact that Akatiev was the owner of the property for no more than 3 years, upon its sale Akatiev is obliged to pay income tax in the amount of 130,000 rubles. 25 Jan 2020 etolaw 306

How to calculate percentage of an amount: quick and proven methods
Good day to all blog readers! Have you noticed how often in everyday life we are faced with the need for mathematical calculations? We often hear about discounts in advertising offers. And I would like to remember how to calculate the percentage of the amount in different ways.
Methods for calculating interest on an amount
Personally, I am constantly faced with the need to calculate percentages of an amount. For example, this could be a discount offered in a store, a loan or bank deposit, a commission on a copywriting exchange, a VAT tax rate, etc. To correctly calculate the percentage of the amount, you can use one of the following methods:
- Orally, if we are talking about “small” numbers.
- On the calculator.
- Online on a specific website (for example, banking portals always contain a calculator for calculating the monthly loan payment).
- Using the mobile application "Calculator".
- In Excel using a special formula.
How to calculate the percentage of an amount on a calculator
When I need to quickly calculate some numerical values, I use a calculator. The most common “hand-held” calculator.
I would like to take this opportunity to recommend you an article about a calculator cheat sheet!
Where to start the calculation? We understand that 1% is one hundredth of the amount. Therefore, in order to understand how much 1% of the amount will be, we must divide the known amount by 100 and we will get that same 1% of this amount. Difficult? Then I’ll explain with an example.
An example of calculating a percentage of an amount on a calculator:
We were paid for the purchase for a total amount of 3,400 rubles. It is required to pay 18% of them (VAT). Type 3,400 “minus” 18 on the calculator and press the “%” button.
612 rubles is the amount of VAT tax payable.
To speed up calculations, you can immediately convert the percentage to a decimal fraction. It will look like this:
We completed an order to write an article, which we received from a copywriting exchange. The customer transferred 348 rubles to our account. Now we are obliged to pay a commission of 20% to the service.
20/100 = 0.2 - conversion to decimal fraction.
348 * 0.2 = 69.60 rubles - the amount of the exchange commission to be paid.
348-69.60 = 278.40 rubles - the copywriter will receive it.
How to calculate a discount as a percentage of the amount
We often see discount offers in store windows. The “screaming” yellow and red price tags especially stand out. How to calculate the discount as a percentage of the amount?
Example #1:
The discount on red fish is 10%. The total amount for 1 kg of red fish is 985 rubles.
How much will you pay at the checkout?
985/100*10 = 98.50 rubles. 98.50 rubles is the size of the discount itself.
985 – 98.50 = 886.50 rubles (you will pay at the checkout minus the discount).
Example #2:
The discount on jewelry is 13%. The total amount of the gold product with a precious stone is 83,405 rubles. How much will you pay at the checkout?
83,405/100*13 = 10,842.65 rubles - this is the size of the discount itself.
83,405 – 10,842.65 = 72,562.35 rubles - you will pay at the checkout minus the discount.

If you are planning to invest your own money in a bank deposit, it will be very useful to make a preliminary calculation and calculate the likely amount of interest in % per month. This can be done in the online deposit calculator: https://fincalculator.ru/kalkulyator-ladov.
Example:
We deposited a total of 340,000 rubles in the bank at 5% per annum. Enter the specified values in the “Amount” and “Rate” fields. If desired, you can edit the type of deposit, the period for placing funds and other parameters of the deposit. Click the "Calculate" button.
A table will appear on the screen, where we are interested in the column “Amount of accrued interest for the month.” In our case, the amount of monthly interest accrual is about 1,400 rubles.
Similarly, you can calculate the accrual of interest on a loan. To do this, you will need to open a loan calculator: https://fincalculator.ru/kreditnyj-kalkulyator. It is worth understanding that the obtained values are preliminary and may differ in reality.
